Promo Period and Offer

  1. The 2026 Goals Made Real Promo (“Promo”) is open to all qualified clients who will submit complete Home Loan application documents from February 16, 2026 to May 29, 2026 (“Promo Period”).
  2. To qualify for the promo, the Home Loan application must be approved and subsequently booked1 on or before July 31, 2026 (“Home Loan Booking Period”).
    1A Home Loan shall be considered “booked” upon: (1) submission of complete documents acceptable to the Bank listed in, and payment of fees also stated in, Annex A of the Notice of Approval; (2) annotation of a Real Estate Mortgage on the title/s covering the property/ies offered as collateral; and (3) receipt of complete documents acceptable to the Bank required from the Developer/Seller/Financing Institution and the Borrower.
  3. Qualified clients shall enjoy the following offers:
    a. Waived fees of up to PHP 60,000.00; and
    b. Low interest rate
  4. Eligibility criteria are as follows:
    • Applicable to all Home Loan purposes;
    • Loan term should be at least five (5) years;
    • Loan amount should be at least PHP 1,000,000.00; and
    • Mode of payment is strictly via Automatic Debit Arrangement (ADA). Client should have an existing, or must open a savings or current account with any Metrobank Branch.

Waived Fees

  1. Waived fees up to PHP 60,000.00 are limited only to: (1) Mortgage Registration Fees; (2) Documentary Stamp Tax (DST); and (3) Notarial Fee. The maximum fee waiver will depend on the amount of the loan and the actual cost of the aforementioned inclusions, which waived fees shall not exceed, as follows: 

The waiver of bank fees shall be applied in the following order of priority:
1st – Mortgage Registration Fees

2nd – Documentary Stamp Tax

3rd – Notarial Fee

  1. Fees beyond the cap and/or those not included above (such as, but not limited to appraisal fee, title investigation fee, handling fee, and insurance premiums) are not covered by the waived fees offer, and shall be shouldered by the client.

Low Interest Rate

  1. Qualified clients shall enjoy:

Promo Lock-in Conditions

  1. The loan availed under this promo is subject to a lock-in period corresponding to the agreed initial rate fixing period.

  2. During the lock-in period, the client:

    a. Shall not request for amendment of the originally approved interest rate, rate fixing period, loan term, and other terms and conditions;

    b. Shall pay the loan amortizations on time and maintain the account in current status throughout the entire loan term; and

    c. Shall not sell, mortgage, or dispose of the property mortgaged while the loan is outstanding.

  3. In case any of the above conditions are violated, within the lock-in period, Metrobank will charge back to the client the total fees previously waived by the Bank, which are limited only to: (1) Mortgage Registration Fee; (2) Documentary Stamp Tax (DST); and (3) Notarial Fee.

General Promo Conditions

  1. All home loan applications qualified for the promo shall undergo the standard evaluation process of Metrobank, subject to submission and completion of required application documents.

  2. For Construction Loans, the first tranche must be released on or before the end of the Home Loan Booking Period to avail of the Waived Fees and Low Interest Rate.

  3. The client shall authorize the Bank to hold the release of original collateral documents, Deed of Cancellation/Release of Real Estate Mortgage, and other documents relative to the mortgaged property until maturity/full settlement of the loan and/or until any unpaid obligation is settled.

  4. The applicable Waived Fees and Low Interest Rate are fixed, and cannot be availed separately.

  5. In case of loan prepayment (whether full or partial) during the lock-in period, the following shall be charged to the client:

    a. Processing fee for full payment of loan prior to maturity; plus

    b. Full amount of the Mortgage Registration Fee, Documentary Stamp Tax (DST), and Notarial Fee previously waived by the Bank.

  6. The offer is non-transferrable and cannot be converted to cash or be availed in conjunction with other Metrobank Home Loan promotions and/or offers. The Bank must be advised in writing if client opts to avail of other ongoing promotional activities or other special considerations.

  7. For items not mentioned in this Promo Mechanics, standard Metrobank Home Loan terms and conditions shall apply.

  8. Any amendment in the terms and conditions of this offer will be subject to the approval of the Department of Trade and Industry (DTI).

  9. In case of dispute, Metrobank’s decision shall be deemed final, in concurrence with DTI. These terms and conditions are subject to any relevant laws, government directives, and/or regulations. The promo shall be void if later on found to be prohibited or restricted by law or government regulations.

  10. By joining this promo, the client confirms that he/she has completely read, understood, and agreed to the Promo Mechanics and its terms and conditions.
