Terms & Conditions
The 2025 Goals Made Real Promo (“Promo”) is open to all qualified clients who will submit complete Home Loan application documents from February 10, 2025 to May 30, 2025 (“Promo Period”).
To qualify for the promo, the Home Loan application must be approved and subsequently booked on or before July 31, 2025 (“Home Loan Booking Period”).
Qualified clients shall enjoy the following offers:
a. Waived fees of up to PHP 60,000.00;
b. Low interest rate; and
c. Pre-qualification for a Metrobank credit card.
Eligibility criteria are as follows:
Waived Fees
Waived fees up to PHP 60,000.00 are limited only to: (1) Mortgage Registration Fees; (2) Documentary Stamp Tax (DST); and (3) Notarial Fee. The maximum fee waiver will depend on the amount of the loan and the actual cost of the aforementioned inclusions, which waived fees shall not exceed, as follows:

The waiver of bank fees shall be applied in the following order of priority:
1st – Mortgage Registration Fees
2nd – Documentary Stamp Tax
3rd – Notarial Fee
Fees beyond the cap or those not included above (such as, but not limited to appraisal fee, title investigation fee, handling fee, and insurance premiums) are not covered by the waived fees offer, and shall be shouldered by the client.

Pre-Qualification1 for Credit Card Offer
Only individual loan borrowers may pre-qualify for a credit card.
Either the principal loan borrower or the co-borrower may pre-qualify for a credit card, as principal credit card holder. In case either the principal borrower or co-borrower qualifies as principal credit card holder, the other loan borrower may apply as supplementary credit card holder.
1Pre-qualification means that client has met the basic eligibility requirements. Issuance of credit card is still subject to review and approval of Metrobank.
Promo Lock-in Conditions
The loan availed under this promo is subject to a lock-in period corresponding to the agreed initial rate fixing period.
During the lock-in period, the client:
a. Shall not request for amendment of the originally approved interest rate, rate fixing period, loan term, and other terms and conditions;
b. Shall pay the loan amortizations on time and maintain the account in current status throughout the entire loan term; and
c. Shall not sell, mortgage, or dispose of the property mortgaged while the loan is outstanding.
In case any of the above conditions are violated, within the term of the loan lock-in period, Metrobank will charge back to the client the total fees previously waived by the Bank, which are limited only to: (1) Mortgage Registration Fee; (2) Documentary Stamp Tax (DST); and (3) Notarial Fee. Additionally, the promo interest rate will be forfeited, and regular interest rate shall apply. If client/co-borrower was approved of a credit card, the use of the same will continue to be under the provisions of Metrobank Credit Cards Terms and Conditions.
All home loan applications qualified for the promo will undergo the standard evaluation process of Metrobank, subject to submission and completion of required application documents.
For Construction Loans, the first tranche must be released on or before the end of the Home Loan Booking Period to avail of the Waived Fees and Low Interest Rate.
The client shall authorize the Bank to hold the release of original collateral documents, Deed of Cancellation/Release of Real Estate Mortgage, and other documents relative to the mortgaged property until maturity/full settlement of the loan and/or until any unpaid obligation is settled.
The applicable Waived Fees and Low Interest Rate are fixed, and cannot be availed separately.
In case of loan prepayment (whether full or partial) during the lock-in period, the following shall be charged to the client:
a. Processing fee for full payment of loan prior to maturity; plus
b. Full amount of the Mortgage Registration Fee, Documentary Stamp Tax (DST), and Notarial Fee previously waived by the Bank.
The availment of the credit card by the pre-qualified client is optional.
All pre-qualified Metrobank credit card applications are still subject to Metrobank’s standard credit evaluation and final approval.
The offer is non-transferrable and cannot be converted to cash or be availed in conjunction with other Metrobank Home Loan promotions and/or offers. The Bank must be advised in writing if client opts to avail of other ongoing promotional activities or other special considerations.
For items not mentioned in this Promo Mechanics, standard Metrobank Home Loan and Credit Card terms and conditions shall apply.
Any amendment in the terms and conditions of this offer will be subject to the approval of the Department of Trade and Industry (DTI).
In case of dispute, Metrobank’s decision shall be deemed final, in concurrence with DTI. These terms and conditions are subject to any relevant laws, government directives, and/or regulations. The promo shall be void if later on found to be prohibited or restricted by law or government regulations.
By joining this promo, the client confirms that he/she has completely read, understood, and agreed to the Promo Mechanics and its terms and conditions.
